The
Chief Project/Facility Manager will be
responsible for working with the
Director of Properties to plan, design,
budget and manage capital and expense
projects. He/She will supervise all
personnel and contractors involved in
projects, prepare complete and accurate
project reports for senior management on
a periodic and annual basis.

Chief Project/Facility Manager will perform
all or some of the following Job
description:
Supervise Project Managers,
Contractors, Draftsperson, and
in-house Trades People
Schedule and coordinate in-house
staff and contractors - work with
operations managers for the optimal
scheduling of work
Maintain a pleasant personality
under trying conditions and
circumstances to our customers and
co-workers
For
large projects work with architects,
engineers, and consultants in the
development of planning and
construction documentation
For
smaller projects develop design
concepts and appropriate project
specification documentation needed
to communicate design intent
Work
closely with Operations staff,
Project Managers, Contractors and
the trades involved in the planning
and execution of each project
Work
from plans and drawings as well as
give draftsperson direction in
development of drawings
Coordinate photo documentation of
projects with draftsperson before,
during, and upon completion of
projects
Perform all duties in a safe and
efficient manner
Negotiate with contractors and
vendors for best competitive bids
without sacrificing quality
Clearly communicate results,
efforts, problem resolution steps
and completed tasks verbally and in
writing to the Director of
Properties, and to affected
individuals within the company
Prepare timely project reports for
top management that are clear,
complete and accurate, as assigned
Attend project coordination meetings
and department meetings as necessary
Assure project management
representation on Decorating
Committee
Coordinate the preparation of the
annual 5-year project plan
Propose and estimate projects for
the 5-year capital and expense
spending plan
Conduct annual residential
inspections with a representative of
Human Resources
Coordinate with the Chief Engineer
to optimize the functioning of the
facilities energy management system
Adhere to and hold staff accountable
to all policies and procedures
Participate fully in the Company
Service Initiative, including daily
shift briefings
Perform MOD shift when assigned
Perform other duties, tasks and
responsibilities as assigned.
Minimum 10 years experience in
building and construction with
experience in project management,
job coordination, and project cost
estimating (five years experience
with engineering or architecture
degree)
Working knowledge of current
building codes
Ability to work independently and/or
closely with others in the
compilation of design specifications
and material requirements for
projects, including contracting for
services and materials
Ability to lift, carry, examine and
physically manipulate objects
Acuity to perform visual inspections
Ability to hear verbal instruction,
directions and warnings
Excellent communications skills in
written and verbal English in order
to communicate with staff, guests
and supervisors
Ability to write concisely and
legibly
Proficient with MS Word, MS Excel,
and MS Project
Ability to lift safely, a fifty
pound weight and move it 100 feet
Ability to bend, stoop, crawl, climb
up and down ladders and stairs,
twist and flex arms, legs and spine
Ability to walk up to five miles per
day
Ability to work safely at heights up
to 100 feet above the ground, and in
confined spaces
Available to work nights, weekends
and holidays as needed: 24 hours a
day, 365 days a year

completion of projects
Ability to safely operate hand and
power tools
Ability to safely operate heavy
equipment (eg forklift, backhoe,
boom lift, skid steer, etc)
Ability to safely operate automatic

Ability to identify safety hazards
and unsafe work practices and
implement remedies
Ability to perform root cause
analysis to ensure core issues are
addressed; not just symptoms.
